Meet your Lettings Team
Leading our Lettings team is Daniel Harley. Dan began his career in estate agency in London in 2004, gaining broad experience across both sales and lettings with a mix of corporate and independent agencies throughout South London.
Following the birth of his first son in 2012, Daniel relocated to Fleet, where he went on to hold a series of management and area management roles with a large independent agency. His remit covered much of Surrey and Hampshire, including Guildford, giving him a detailed understanding of the regional lettings market.
He joined Chantries & Pewleys in 2025 to lead and grow the lettings department, bringing with him a strong commitment to customer care and a passion for delivering the highest possible level of service to landlord clients.
Outside of work, Dan spends most of his time ferrying his two young sons between an endless calendar of football matches. He’s also a keen football fan, enjoys cooking and plays golf whenever he can — ideally somewhere sunny, preferably Portugal.
Supporting Dan are Sam and Sarah who make up the rest of the Lettings team — knowledgeable, proactive, and passionate about delivering exceptional service with a truly local feel.
Samantha Nicholas
Sam has lived and worked locally all her life and brings invaluable area knowledge to the lettings team. She previously worked for a Guildford-based corporate lettings agency before taking time away following the birth of her daughter.
After gaining experience in a healthcare-based role, Sam returned to lettings in October 2020 and quickly rediscovered her passion for the industry — feeling very much at home back in property.
Her local insight, calm approach and strong client relationships make her a trusted point of contact for landlords and tenants alike.
Outside of work, Sam enjoys spending time outdoors and socialising with family and friends.
Sarah Lamb
Sarah brings a wealth of experience to Chantries & Pewleys, with over 35 years in administrative roles across a range of industries — including more than a decade within the property sector.
She previously worked for one of the world’s leading independent estate agencies, progressing to Office Manager across two of their busiest Surrey branches. In that role, Sarah oversaw all aspects of administration, managed staff, ensured compliance with health and safety, and supported the Office Head as a trusted PA. She later moved to a smaller independent agency, where she worked across both sales and lettings, gaining valuable experience in a more hands-on, multi-office environment.
Sarah joined Chantries & Pewleys to further develop her expertise within Property Management, where her calm, organised approach and naturally friendly manner make her a reassuring point of contact for both landlords and tenants alike.
Outside of work, Sarah’s family are at the centre of everything she does — including her two rescue dogs. She enjoys cooking, baking, sewing and all things creative, and can occasionally be persuaded onto the dancefloor, often with a glass of rosé not too far away.
Tracy Brown
Tracy is a key member of our lettings team, bringing over 25 years’ experience as a CIMA-qualified accountant and a long-standing background within the property industry.
Having moved into the sector in 2005, Tracy has developed a deep understanding of the financial and compliance side of lettings — from managing rental accounts and overseeing payments to navigating the ever-changing landscape of regulation with confidence and precision. Alongside her lettings responsibilities, Tracy also supports the wider business across finance, compliance and HR, ensuring everything behind the scenes runs smoothly and efficiently.
Her detail-oriented approach and calm, methodical nature make her an invaluable support to both landlords and the team, offering reassurance that every detail is handled with care.
Outside of work, Tracy enjoys long walks, city breaks with friends, and is kept firmly in line at home by her two cats, Ozzy and Tiggy.
Jane Ratcliffe
Jane joined Chantries & Pewleys in March 2010 as a part-time Accounts Assistant and has been a key part of the team ever since.
She works closely alongside Tracy, supporting the day-to-day running of the accounts with a steady, detail-focused approach that keeps everything moving as it should.
Having lived locally for over 40 years, Jane knows the area inside out — including, importantly, where to find a very good coffee. Outside of work, she volunteers at a local after-school youth club and, more recently, has surprised herself by getting into strength training… which she’s quietly starting to enjoy.
